The Bespoke Process

The Westfields Bespoke process follows the RIBA 2020 Plan of work. The RIBA has developed its process framework since 1963 to bring clarity to each stage of a project.

Westfields Bespoke work with leading architects, town planners and consultants in addition to project specific stakeholders to realise each client’s vision for their home.

Our Process

  • Defining the brief – Following an initial consultation we release a project brief defining the vision, risk, target budget, project timescales and sketch concepts.
  • Initial Design – On approval of the brief and Westfields appointment as your Bespoke Home partner, our design team commences work on the architectural design stages as per the RIBA plan of WORK 2020.
  • Planning Submission – Following your approval of the architectural design our team will formalise the planning application with all supporting documents for submission to Local Planning Authority. Upon validation the planning application can be tracked.
  • Technical Design and Clearance of Pre-Commencement Conditions – Following a successful planning application our team commences with Technical design, developing accurate cost plans. Procurement and specifications are finalised at this stage.
  • Construction Contract and Enabling Works – On completion of the technical design, the construction budget is finalised enabling a JCT Form of Contract to be completed. Our team provides regular financial reports as the brief and design evolves to ensure the budget is benchmarked. At this juncture we recommend an initial enabling package is commenced.
  • Construction Phase – Westfields Bespoke report regularly to our clients in addition to a formal monthly progress report covering key metrics of the project such as programme, financials, inspections, quality and Health and Safety.
  • Commission and Handover – Your home is unique. We therefore ensure time is allocated to commissioning the newly installed mechanical, electrical and lighting systems. A full Operation and Maintenance manual is provided in addition to a tutorial once settled in your new home.
  • Aftercare – Once you take possession our involvement does not cease. Our team is on hand to assist post occupation, assisting with any adjustments and defects that may be apparent following the settling in period. Should an emergency occur we will be on hand to resolve through the first 12 months with further assistance in year 2 with provision of a 10 year new build warranty also by a selected insurer.
